I needed an agent who could get the job done selling my home in the most time efficient, ROI way possible. Working with the Pivotal Real Estate Team gave me exactly that. Tim and Pivotal RE were amazing to work with. My wife and I sold our Kirkland home and purchased in North Bend earlier this year. Our home inspection fell on “Snow-Magedon” where we received 9” in North Bend during the inspection. He wasn’t required to accompany us for the inspection, but insisted that he be there to understand first hand how we would build our offer. Very professional realtor, lots of good ideas to get our house ready for sale. Tim communicated with us regularly and managed contractors and bids, which gave us time to handle other things related to getting our house ready to sell. We originally had an aggressive schedule to get our house sold, and we still managed to beat that schedule. Very timely advice and great management of the process. Carol and I want to thank Tim Mangold and the Pivotal Real Estate Team. We were planning on putting our house on the market during 2017. We thought we may have to negotiate the selling commission to ensure we netted the needed amount and were considering several different agents. I heard of Tim through a friend who was extremely impressed with him and he gave Tim our contact information. Tim contacted me and I told him our thoughts and concerns. He sent us a very comprehensive packet of great information and video about himself and his teams processes. We let Tim know were not ready yet and were considering other agents. Every week or two, Tim would call and just ask how it was going and if there was anything he could help with. There was no high pressure just Tim checking in on us and answering any questions we had. I told Carol I was very impressed with his consistent and his friendly style. We agreed to meet with Tim, but had already decided he was the right agent for us. We met with Tim and he reviewed exactly what he would do and the entire process. We told him how much we owed, and how much we needed to net. He said he would run the numbers and let us know what he thought the house would sell for and what the estimated selling costs would be. When he came back with the suggested listing price and estimated closing costs, it was close to netting out the exact amount we needed. What really impressed both Carol and myself were all the things that Tim not only set up but paid for, e.g. Pre-inspection, Staging, appraisal. After the pre-inspection he went through the list and discussed which items he felt were most important. He then helped us find contractors to do repairs and even helped out on his own. He offered to help even more if ever needed. He brought in two Stagers and we agreed with him on the one that worked best for us. Tim and his team were always there whenever we had any questions or concerns. He also help set us up with a Financial Group to get us pre-approved to buy a house when we sold ours. Once the house was ready Tim held several open houses, and took any bids less than a week later. We received one offer the first day bids were offered, and it was at list. It was a contingent offer and Tim walked us through the whole process of how it would work if we accepted or if we wanted to wait for a higher or non-contingent offer. We decided to take the first offer, and Tim set it up to be a short term contingent so if we received any additional offers they would only have a limited time to have a signed contract on their house being sold. We did receive another offer of $15K over list two days later, so we exercised the contingent urgency. They did sell their house so we did sell at list. This netted us over what we needed and we were very happy. Tim helped us throughout the process with the ultimate professionalism and genuine thoughtfulness. Tim did everything he said he was going to do, and more. He was a true pleasure to work with, we will refer him to anyone we know. We both consider Tim a true friend and hope to continue to stay in touch with him.

As a new home buyer, the Seattle market can be overwhelming. Tim and his team did an excellent job of working through the area’s difficulties with their overall knowledge of the industry and local real estate climate. Tim was there to answer questions at any time of the day or night as well as being available for multiple showings even on short notice.
